OUTSTANDING TECHNICAL SPECIFICATIONS INCLUDE A BMS SECURITY SYSTEM, STATE-OF-THE-ART FIRE PROTECTION SYSTEM AND AUTOMATION TECHNOLOGY TO LIGHTEN ENERGY DEMAND.

- Controlled access via turnstiles (operated with a smartphone e-card or physical pass).
- Controlled access to the property’s technical areas.
- Closed-circuit television both inside and out.
- Remote locking system.
- State-of-the-art digital fire detection system.
- Fire suppression system consisting of a pump set, 25 fire hose cabinets and fire extinguishers to cover the entire property.
- Four newly renovated lifts with new machinery and lift cars.
- Control of electricity and water consumption. These systems provide detailed real-time consumption monitoring. They generate historical logs and optimise lighting, power, and general facility circuits.
- Optimisation of building facility consumption, specifically lighting (lighting control) and air conditioning, paying particular attention to lighting and air quality system data (RH, temperature, and CO2).
- All building facilities are automated with the aim of ensuring comfort levels and reducing energy consumption.
- The building has been designed to produce zero CO2 emissions. It is an environmentally conscious property that is one step ahead of future regulations and uses state-of-the-art materials (manufactured in accordance with current environmental requirements).
- The automated external air supply design allows internal energy to be recovered by adjusting the external air supply. This technology can be modified based on the internal building requirements, paying special attention to relative humidity, temperature, and CO2 concentrations. All this is regulated according to the needs of each floor.
- Low voltage supply for the building, with one meter for each half floor.
- Differentiated consumption measurement, which controls:
Lighting. With self-adjusting light control using the latest DALI II technology, lighting requirements can be reprogrammed based on different spaces and timetables, without the need for new wiring throughout the building.
Power. Consumption control for the different power circuits in offices and in common areas.
HVAC. Control of HVAC consumption, optimising consumption based on indoor comfort requirements.
- Four-pipe system with maximum-performance centralised production installation. Automatic control system that can simultaneously produce cold and heat using a heat/cold pump.
- State-of-the-art air renewal system. Including control of air flow rate, relative humidity in the environment, and CO2 concentration for each floor. All controlled automatically.
- Full control of the facilities from a central computer located in the building with a state-of-the-art system, including a remote system controlled from the Johnson Controls headquarters. The performance of the facilities can be accessed using this method (facility and consumption management), as can the building security system which can also be controlled directly if required.
